- Reviews contract documents (CDs) in order to gain the familiarity required to monitor construction conformance.
- Attends weekly job meetings with contractors, engineers, Project Management and ownership.
- Reports daily on construction progress, apparent conformance with CDs, and unresolved issues or disputes.
- Inspect the work of the various trades carrying out the construction in order to "spot check" for conformance with CDs.
- Reports in writing of any deviation discovered.
- Periodically reviews the contractor's record copy of the drawing ("as-built") to confirm that all changes are being documented.
- Reviews monthly "Pencil Requisition" and final application for payment and make recommendations to the Engineer and Project Management.
- Maintains construction records including correspondence, RFIâs, change order requests, change orders, approved schedules, meeting notes, submittals shop drawings, applications for payment, etc.
- May perform other duties as assigned by the Senior Project Manager to ensure the success of the project(s).
- Creating Weekly Master Schedule & overseeing APMâs update of scheduling
- Facilitates building permit application and acquires building permit

About the role:
We're hiring industry leading Associate / Site Construction Managers to lead complex national and global farm deployments. Summary/Objective
We are a full-service, multi-discipline, sales, architectural, engineering and construction firm providing full turnkey design-build solutions for commercial cannabis projects. We are seeking experienced project managers with cannabis experience to join our growing team. As a Construction Project Manager, you will assist in the development and implementation of corporate policies and procedures to achieve established corporate goals and support our corporate mission.
Essential Functions
The Project Manager is responsible for the financial management, administrative duties, and contractual obligations of the project. The PM will plan, direct and coordinate project activities to ensure project goals and objectives are met.
- Represent the company in a professional manner.
- Daily communication with the project superintendent.
- Client liaison. Maintain all communications with the owner.
- Manage construction contract, schedule, drawings, specifications & correspondence.
- Review, obtain and manage compliance on all required permits with local authorities.

- Manage, submit and process Change Orders in a timely manner.

Competencies
- Expert knowledge of the construction industry as it relates to A/E design and building construction for new ground up projects, as well as retrofit tenant improvement in existing structures.
- Knowledge of contracting procedures, cost estimating, value engineering, job site safety, project scheduling, and quality control.
- Good communication skills, candidate must have the ability to effectively communicate orally and in writing with owners, government officials, managers, peers, subordinates, subcontractors and vendors.
- Ability to work with, understand, interpret, and apply National and Local building codes.
- Ability to manage multiple projects, oversee planning, organizing, assigning tasks, monitoring progress and provide technical guidance and feedback.
Supervisory Responsibility
This position is directly responsible for management of the project. It may include management of a project coordinator or field engineer as needed.
Work Environment
This position operates in a 65/35 split of office time and field time. This role routinely uses standard office equipment and current technology such as phones, computers, and specialized construction software applications.

Henry Yandt Construction is looking to hire an experienced Project Manager to work with our skilled capable team managing projects up to $20 million. This position requires at least 5 yearsâ experience as a Project Manager for a General Contractor. A bachelorâs degree in Construction Management or a related engineering discipline is preferred. This person will possess skills in relationship building, negotiation, budget management and a proficient technical understanding of construction contracts, drawings, methods, and equipment are required.
The Project Manager has ownership of the entire construction process and performs these critical tasks:
- Drive the design process: looks for value engineered opportunities, works with in-house and/or external design professionals, key trades/vendors, and other internal stakeholders to develop permittable set of construction projects and full construction documents.

- Managing a team of versatile construction personnel to complete facility improvement projects.

- Oversee our subcontractors and general contractors on all aspects of our facility development and long-term buildout especially as it relates to our 20,000 sq foot building so experience managing a commercial build is a huge plus!

- Inspect all work by our internal team as well as contractors for quality and completeness.
- Recommend and/or assist in the pursuit of additional team members and/or contractors to add to our development plans.
- Assistance in all planning activities as well as procurement is a must.
- Assess our overall facility on a regular basis and identify areas of improvement and necessary maintenance including emergency maintenance and repairs as needed from time to time.
- Establish proper tracking, inventory and procurement systems to ensure the team has all of the necessary tools, equipment and materials to complete projects in a timely and efficient manner.
- Working with our entire cultivation team especially our CEO to:
- Ensure our facilities are aligned with our cultivation plans especially as it relates to irrigation and fertigation.
- Ensure all facility improvements align with our cultivation plans.
- Ensure our development plans and schedules corelate to our cultivation plans and overall best practices.
- Ensure all construction work is being done to support plant health in terms of both quality and yield and suggest improvements and symmetries to drive production in a sustainable and efficient way.
- Some cultivation work will be helpful from time to time especially during the busiest times of planting and harvesting to ensure our entire company is focused on the plants but not necessarily required. This work may include but not be limited to; plant care, plant maintenance, nutrient application, pruning, data collection, defoliating, cutting, moving plants, maintain plant environment, sanitation, etc.
- Willing to provide feedback and ideas for system and process improvements.
Qualifications/Requirements:

- Construction experience especially management experience of a construction team and a large construction along with strong communication skills are a must.

As the Construction Manager you will report directly to the COO (one of our owners) and shall have the following responsibilities including but not limited to:
- Working with our entire cultivation team especially our Head Grower to:
- Ensure our facilities are aligned with our cultivation plans especially as it relates to irrigation and fertigation.
- Ensure all facility improvements align with our cultivation plans.
- Ensure our development plans and schedules corelate to our cultivation plans and overall best practices.
- Ensure all work is being done to support plant health in terms of both quality and yield and suggest improvements and symmetries to drive production in a sustainable and efficient way.
- Working directly with the CEO (one of our owners) to manage, maintain and improve our automated irrigation and fertigation system.
- Managing a team of versatile construction personnel to complete facility improvement projects.
- Working with our subcontractors and general contractors on all aspects of our facility development and long-term buildout. We are about to embark on building a 20,000 sq foot building so experience managing a commercial build is a huge plus!
- Assess our overall facility on a regular basis and identify areas of improvement and necessary maintenance including emergency maintenance and repairs as needed from time to time.
- Establish proper tracking, inventory and procurement systems to ensure the team has all of the necessary tools, equipment and materials to complete projects in a timely and efficient manner.
- Ensure all activities are completed in a safe and compliant manner.
- Inspect all work by our internal team as well as contractors for quality and completeness.
- Recommend and/or assist in the pursuit of additional team members and/or contractors to add to our development plans.
- Some cultivation work will be greatly helpful from time to time especially during the busiest times of planting and harvesting to ensure our entire company is focused on the plants. This work may include but not be limited to; plant care, plant maintenance, nutrient application, pruning, data collection, defoliating, cutting, moving plants, maintain plant environment, sanitation, etc.
- Willing to provide feedback and ideas for system and process improvements.
Qualifications/Requirements:
- A positive attitude, a great work ethic, honest, trustworthy, willingness to learn, take direction, lead and be a self-starter.
- Construction experience especially management experience of a construction team along with strong communication skills are a must.
- Experience with irrigation and/or fertigation are a huge plus.
- Experience with HVAC is a big plus.

Position Summary:
The Project Manager will be responsible for planning and overseeing projects to ensure they are completed on time and within budget. This will include management of multiple projects concurrently. The project manager will plan and identify necessary project resources, prepare budgets, monitor progress, identify risks, and keep management informed through project completion. The Construction Project Manager assists with organizing and controlling multiple construction projects and activities through communicating risks, opportunities, and current state of their project by coordinating meetings, resources, and information.
The Project Manager will handle projects with the goal of seeing them through on time and within budget, and is crucial to the company's success to ensure projects run smoothly by controlling workflow, scheduling assignments, evaluating the course of the project, and reporting its status to the senior management and stakeholders.

Job Duties and Responsibilities:

POSITION
PM is responsible for the general supervision and coordination of assigned construction projects. PM will coordinate bidding, negotiating, and awarding of construction contracts. PM will also oversee construction activities in the field, ensure quality/brand adherence, and closeout projects within the approved project budget, schedule, and quality standards established.
The position requires overseeing multiple cultivation and manufacturing facility projects in CA as well as other states ranging from ground up to construction to full renovation of existing buildings including site work. You must possess strong team leadership and the ability to drive processes and schedules to ensure key milestone dates are met. Cannabis experience preferred, not required.
DUTIES AND RESPONSIBILITIES
- Coordinate site surveys when necessary
- Obtain, assemble and review all necessary documents on projects and forward to the architect to enable the start of working drawings
- Assist architect with development of preliminary design and working drawings
- Review architectural, mechanical, and electrical plans for accuracy
- Communicate with permit expeditor to ensure obtaining a permit in a timely manner
- Prepare and issue bid documents
- Provide purchasing manager with the scheduling of deliveries
- Review general contractor bids with Director of Construction and compare budget cost versus the committed cost
- Follow up on construction with general contractors to ensure accuracy and completion of projects on time
- Maintain communication with all necessary team members and outside resources regarding project status
- Visit job sites selectively during the construction phase and/or upon completion to complete a punch list
- Follow-up on punch list items to ensure completion in a timely manner
- Oversee set up of all utility services for permanent and temporary spaces
- Review and approve project invoices
- Ensure collection of all contractor and subcontractor lien releases, subcontractor list, warranties, contractor affidavits, air balance reports, and certificates of occupancy
QUALIFICATIONS
- Associate or Bachelor's degree in construction management or equivalent experience
- 5 to 7 years ground up, TI and Commercial CUP/Planning/Construction experience

Position Overview: ($90K - $110K + bonus)
This is a key role within the organization supporting the work of Columbia Careâs aggressive infrastructure expansion in different target markets. This role involves overseeing multiple construction and development projects from inception to completion. Major Areas of Responsibility include:

Responsibilities:

The Position
Focus to ensure all projects are delivered on time according to requirements and without exceeding budget. Oversee construction projects progress ensuring projects are completed timely and in a cost-effective manner. Responsible for budgeting, organization, implementation and scheduling of the projects. - Assume total responsibility for a quality-built project delivered on-schedule and within budget
- Manage and update the project schedule and schedule recovery
- Assist with overseeing the entire jobsite construction process, work closely with general contractors
- Attend relevant internal and external technical meetings and design reviews, as required
- Ensure adherence to building plans, specifications, codes, regulations and safety protocols
- Ensure that the project budget is followed in terms of purchases and labor costs
- Ensure effective communication with management
- Communicate clear project expectations to team members in a timely fashion
- Proactively support changes in project scope, identify risk, and support contingency and risk mitigation plans
- Reporting progress to upper management
- Problem solving to address delays, emergencies or other issues
- Travel may be required as the needs arise
Qualifications:
- Bachelor's degree (or equivalent experience) in Construction or Engineering preferred
- Minimum of 3-5 years' experience in construction management
- Project Manager must have the ability to read, analyze, and interpret technical documents, standards, and specifications
- Proven leadership skills and the ability to delegate work
- Must have strong decision-making skills, work well in diverse groups, and exhibit excellent organizational, technical and communication (oral and written) skills
Physical Requirements
- Must be able to individually lift up to 50 lbs.
- Must be able to sit, stand, stoop, crouch, reach and lift for long periods of time
- Must be able to work in retail, manufacturing, or production facilities with moderate to loud noise level and changing working conditions. (May require use of safety equipment or personal protective equipment, as needed)

JOB OVERVIEW*
The National Construction Project Manager will be responsible for administering all aspects of retail build-outs or improvements as well as maintaining the project budget, schedule, and change management.
DUTIES & RESPONSIBILITIES *
- Oversee all project staff to ensure the quality standards of the project are met or exceeded.
- Manage all aspects of construction and renovations from inspecting and estimating initial needs, overseeing and scheduling construction, verifying entire projects scopes are completed timely or ahead of schedule.
- Maintain daily job logs to ensure timelines and deadlines are met.
- Monitor project costs and identify areas for improvement.
- Delegate work according to project requirements and deadlines.
- Coordinating with municipalities and state agencies relevant to permitting.
- Contracting and negotiating with General Contractors and Subcontractors.
- Managing invoices and billings.
- Verifying work schedules and ensuring work is completed timely.
- Coordinating and managing owner vendors (security, networking, design, furniture).
- Monitoring project costs and identify areas for improvement.
- Travel to various job sites throughout the United States.
- Emergency response off hours.
- Working collectively and respectfully with other team members and subcontractors.
- Additional duties as assigned by management.
QUALIFICATIONS *
- At least 5 years construction and/or project management experience.
- Prior experience with retail projects preferred.
- Thorough knowledge of general construction with a good understanding of mechanical, electrical, and plumbing.
- Handling high stress situations.
- Experience with high volume project turnaround.
- Ability to take on new challenges and to think outside the box.
- Knowledge or municipal permitting & regulations and construction management.
- Ability to read blueprints, write and communicate effectively, make decisions, and delegate work effectively.
- Ability to write reports, complete checklists, and correspond via email and phone.
- Detail oriented with an eye on process optimization.
- Ability to work in a fast-paced environment, to manage high stress situations, and to be flexible and adaptable when a situation requires it.
- Must have the ability to push, pull, or lift a minimum of 50 pounds if relevant to job duties listed above.
- Throughout extended periods, must be capable of sitting, squatting, standing, kneeling, bending, or walking throughout the work day. Must be capable of working in front of a computer for extended periods of time based on job duties listed above.
- Good interpersonal skills and proven ability to positively influence people; must be capable of effectively interacting at all levels in the organization.
- Must be able to handle constructive criticism and guidance and offer the same to others in the department.
- Ability to articulate job goals in a manner they're completed effectively the first time.
- If necessary, ability to work 7 days per week and to be flexible with schedule.
- Proper employment documentation; reliable transportation and valid driver's license.
- Reliable transportation; over the age of 21; legally qualified to work in the US.
- Environmental Requirements and Exposure, depending on work location:
- Exposure to fertilizer, dusts, odors, high heat, low temperature, high and low humidity, high noise levels, vibrations, water, dry salts, allergens, pollen, dust, plant pathogens, other volatile organic compounds, and other environmental variables.
EDUCATION *
- Bachelor's degree in construction, engineering, project management, architecture or related field is desirable.
- Minimum High School or G.E.D equivalent is required.
