What you will do:
- Calculate quantity take offs and estimate costs and conceptual budgets for estimating construction projects.
- Research and forecast material, labor, and equipment pricing for cost estimating projects.
- Participate in gathering of data to support market condition research, inclusive of but not limited to construction economic, trends, current projects, contractor's availability and skill sets, labor force, and other miscellaneous contributions on aspects of construction.
- Enter calculate and researched data into computer utilizing specific cost estimating software programs.
- Create scopes of work and bid packages of multiple trades to ensure nothing is missed for the project team.
- Assist the estimating team with data conversions and analysis of cost estimating efforts in format and easily understandable.
- Respond to common inquiries or issues from clients, regulatory agencies, or member of the business and general community at large.
What you will need to be successful:

- Negotiating and awarding subcontracts.
- Research material, labor, and equipment pricing for cost estimating projects.

- Prepare bid documents and subcontractor ITBs.
- Review and scope drawings, specifications and project manuals.
- Prepare detailed and job-specific scopes of work.
- Procure, scope and file subcontractor proposals.
- Provide value engineering.
- Prepare project estimates and budgets.
- Prepare project schedules.
- Subcontractor Buy-Out and contract negotiation.
- Attend and document project site visits and walk-throughs.
- Assist the project management team as it relates to pricing changes, owner/subcontractor change orders and scope concerns.
What you will need to be successful:
- Minimum of ten (10) years’ experience estimating commercial construction projects to include commercial new/ground up construction, interior renovation/tenant improvement and fit-out projects up to $10 million.
- Must be experienced in quantity take-offs.
- Must have the ability to read drawings and interpret specifications.
- Prior experience with multiple bid styles (Lump Sum, Competitive Bid, Cost Plus and Negotiated/GMP) is desirable.

Position Summary
The Estimator is responsible for developing product takeoffs and cost estimates as required by client's documents on routine small projects under direct supervision.
Primary Accountabilities (Essential Duties)
Identify, mark, takeoff and estimate products of interest to company from contract documents, including all revisions/addenda.
Maintain accuracy of takeoffs, estimates, and quotations of products through self review of project specifications, material and labor items as well as the final quotation itself.
Forward requests for information (RFI's) as required to customers and/or owners for items that are not clear but could affect overall cost.
Interact with supervisors and other departments (Engineering, Operations) on unusual products to ensure all cost factors have been accounted for and that customer schedules can be met. This can be by one on one or scheduled group meetings.
Obtain pricing for materials and from necessary subcontractors.
Enter cost and selling totals in database for tracking.
Where pre-determined standards are not available, responsible to provide reasonable estimate.
Informs immediate supervisor of any observed inaccuracies or omissions in quoted items or database.
Secondary Accountabilities
Develops and maintains resource information on products, vendors, subcontractors, government requirements, etc.
Pursue supervisory review of large estimates
Review and update resource information (standard drawings/specifications, checklists and notes) to ensure items that impact cost are up to date.
Maintain adequate lead time on takeoff/estimate preparation.
Sort and file plans and specifications for long term storage
Prepares post fabrication cost analysis, especially for those projects that have been identified as going over estimate, by recapitulating material, labor, equipment, subcontractor and overhead costs incurred in the fabrication of items.
Attends departmental meetings as required.

Job Responsibilities & Duties
- Review plans and architectural drawings; prepare quantity take-offs on assigned projects.
- Ensure a complete review of plans and drawings for negotiated work. Identify items that have been omitted and ensure appropriate accounting for such items in overall estimate package that represents the full scope of the project.
- Solicit subcontractor bids for assigned projects.
- Produce estimates from concept through GMP.
- Maintain current information on trends in and changes to existing construction codes in order to ensure complete bids from subcontractors and material suppliers.
- Maintain and update skills on software programs in order to calculate, record and track estimates.
- Attend client meetings as necessary to discuss estimates, answer questions and resolve any issues regarding pricing and estimates.
- Maintain relationships and ensure client satisfaction on all projects.
- Provide other services as directed, including change order pricing, site visits, bid delivery, etc.
- Review data to determine material and labor requirements and prepare itemized lists.
- Compute cost factors and prepare estimates to assist in planning, organizing, and scheduling work; preparing bids; selecting vendors or subcontractors; and determining cost effectiveness.
- Conduct studies to develop and establish standard hour and related cost data or effect cost reductions.
- Consult with clients, vendors, and others to discuss and formulate estimates and resolve issues.
- Work with other team members in the organization to obtain support and commitment to the cost estimates.
- Organize and/or manage a centralized cost estimating database and a formal process to support cost estimating to ensure historical data is referenced and used.
- Analyze completed projects to compare estimated costs to actual costs and determine the reason for any discrepancies.
- Recommend improvements to cost estimating procedures to reduce future discrepancies between estimated and actual costs.
- Identify cost trends to assist management in cost reduction and process improvement efforts.

Position Summary
