Job Summary:
This position is responsible for monitoring alarm systems and communicating with customers and responders regarding occurrences from security and fire safety systems, Basic troubleshooting and coordinating with internal departments and customers to ensure systems are functioning.
Essential Functions and Duties
Monitor Radio Communications and dispatch security officers as appropriate- Dispatch and coordinate police and/or fire department as needed in response to the emergency and non-emergency situations.
- Record information related to alarms, calls, and phone calls.
- Determine customer service needs and route calls accordingly.
- Answer incoming phone calls to the Security Operations Center (SOC).
- Communicate verbally directly with customers via telephone.
- Complete daily activity reports.
- Use available software to verify and provide access control.
- Take Systems out of service for testing/repairs
- Ability to work overtime when needed.
- Follow all company rules and regulations as outlined in the company and department Handbook
Skills & Qualifications:
Basic computer knowledge and experience using Microsoft Office Suite (Word, Excel, Outlook).- Strong customer service skills to deal with both internal and external customers.

The employee will work a flexible work schedule and interact with Bellevue Collection tenants to assist with alternative commute needs, orient new employees to alternative commute modes and provide personalized transportation assistance to employees in need of assistance. Hold tenant on-site/tenant location events to promote alternative commute methods and hold monthly, broad-based programs designed to inform tenants of commute alternatives. Hold quarterly Employee Transportation Coordinator (ETC) meetings to review new Commute Trip Reduction (CTR) ideas. Write timely transportation-related articles for tenants. Work with tenants to promote carpools and coordinate with Kemper Development Company personnel to promote and disseminate information on transportation issues.
Essential Functions/Responsibilities
- Demonstrate the KDC Mission Statement in all tasks ("We create quality environments that work together to help make our clients successful.")
- Locate rideshare matches for employees using various methods.
- Work with CTR-affected companies to promote CTR compliance and work closely with Ace Parking.
- Conduct surveys to comply with City of Bellevue (COB) and CTR requirements.
- Promote rideshare information for Bellevue Collection customers.
- Coordinate employee off-site parking program.
- Coordinate transit subsidy.
- Conduct retail store inform-sharing visits for the Choices program.
- Be a contact for COB rideshare programs.
- Represent Kemper Development Company and the Bellevue Collection at transportation-related seminars and meetings as required.
- Assist in formulation of goals and objectives for Kemper Development Company in Transportation Management and assist in a variety of administrative tasks.
- Must account for daily activities via Outlook calendar and write weekly check-in reports.
- Generate a monthly status report that highlights meetings and events conducted.
- Coordinate KDC staff support and training for Choices program.
- Work closely with the KDC Retail Management team and assist with new-tenant and new-manager parking and traffic orientations.
- Many of the functions and tasks of this position are directly linked to Retail Operations at the Bellevue Collection and there will be cross-functional projects as assigned.

As a Commercial Painter, you will:
- Prepare surfaces for painting or finishing by scraping, sanding, washing, or otherwise removing dirt, grease, old finishes and rust scale.
- Remove paint from surfaces by using sanders, wire brushes and paint and varnish removers.
- In preparation for painting, make repairs in plaster, sheetrock, metal, wood and masonry surfaces by filling with materials, such as putty, caulks, fiberglass and resin.
- Apply primers, sealers, stains, and undercoats with brushes, rollers, or spray-painting equipment and striping machines.
- Apply high-tech industrial enamels and epoxies.
- Prepare and finish or refinish woodwork and casework.
- Mix and blend colors for a wide variety of paints, epoxies, and high-performance industrial enamels for brushes, rollers and conventional or airless sprayers.
- Move furniture and place protective drop cloths, and tape baseboards, glass and other surfaces when needed.

Job Summary:
The Painter Supervisor is responsible for coordinating large and small painting projects and supervising/instructing other team members of the painting dept. While this position is primarily a hands-on job, the person in this position is also responsible for developing, implementing, and documenting operational best practices.
As a Painter Supervisor, you will:
- Document and plan projects through either lists or work orders.
- Make sure team has tasks and projects each night
- Apply paint to surfaces including canvas, walls, floors, and doors.
- Mix, match, and apply paint, varnish, shellac, enamel, and other finishes.
- Scrape, sandpaper, prime, or seal surfaces prior to painting.
- Clean walls to ensure proper adherence.
- Cover surfaces with cloth or plastic to ensure protection.
- Calculate amounts of required materials for painting projects.
- Fill cracks, holes, and joints with caulk, putty, plaster, or other fillers, using caulking guns or putty knives.
- Minor sheetrock repair as needed.
- Erect scaffolding, movable and immovable staging, and various rigging to gain access to difficult areas; moves furniture and equipment as necessary.
- Remove fixtures such as pictures, doorknobs, lamps, and electric switch covers prior to painting.
- Select and buy paint from vendors.
- Apply several coats according to paint directions.
- Tape off areas when needed.
- Apply touchups or second coats.
- Remove paint splatters when finished.
- Clean up all equipment, including brushes and spray guns.
- Utilize spray guns for large jobs.
- Work on ladders to reach high ceilings or walls.

Environmental Factors/Physical Demands:

The Fire Life Safety Technician must be able to enter and exit vehicles quickly while wearing approximately 10 pounds of equipment. In response to crimes in progress, fire alarms, medical emergencies, etc., the Fire Life Safety Technician must be able to run. Manual dexterity coupled with good hand and arm strength is required. The Fire Life Safety Technician will be required to lift objects and/or persons more than 80 lbs. on occasion and stand for extended periods of time when directing traffic and/or controlling crowds at special events.
The Fire Life Safety Technician will be exposed to extreme weather conditions such as heat, cold, rain and at times, potentially dangerous environments, diseases, chemicals, and excessive noise. (All necessary Personal Protective Equipment (PPE) will be supplied by Kemper Development Company in compliance with OSHA/WISHA standards.) Qualifications:

Job Summary:
The Cleaning/Custodian/Janitorial Personnel primary function is to keep facilities clean, safe and in an orderly condition while responding to direction from supervisor, management, and executive staff. The Cleaning/Custodian/Janitorial Personnel can expect to perform heavy cleaning duties including, but not limited to, hard and carpeted floors, walls, glass, removing rubbish, operating equipment of all sizes and event set up and willingness to learn proper cleaning techniques is essential (attendance is a significant consideration in this job classification).
As a Cleaning/Custodian/Janitorial Personnel, you will:
- Interact with the public consistently and daily
- Provide high level of customer service
- Vacuuming, sweeping, and mopping of flooring and stairs.
- Clean and sanitize bathrooms, including toilets, urinals, sinks and countertops
- Replace supplies in the bathrooms (toilet paper, paper towels, soap) and wipes down surfaces.
- Empty all trash cans, replace lines, and clean receptacles as necessary.
- Place full trash bags 55-gallon bucket on castes. When full wheel to dumpster chute for disposal.
- Cleaning windowsills and windows.
- Maintain janitor closest in a clean safe and operable condition.
- Proper labeling, dilution, and use of all chemicals.
- Always wearing proper Personal Protective Equipment.
- Wipe down any tables in the area; rearranges chairs and mop up any spills that may occur.
- Assist with the setup of facilities for meetings and events as necessary.
- Make one trip through assigned section every 30 minutes including checking the rest rooms.
- Be properly equipped with dustpan, broom, putty knife, cleaning rags, and spray bottle always
- Will be required on occasion to work facilities exterior personnel functions as needed.

The employee will work a flexible work schedule and interact with Bellevue Collection tenants to assist with alternative commute needs, orient new employees to alternative commute modes and provide personalized transportation assistance to employees in need of assistance. Hold tenant on-site/tenant location events to promote alternative commute methods and hold monthly, broad-based programs designed to inform tenants of commute alternatives. Hold quarterly Employee Transportation Coordinator (ETC) meetings to review new Commute Trip Reduction (CTR) ideas. Write timely transportation-related articles for tenants. Work with tenants to promote carpools and coordinate with Kemper Development Company personnel to promote and disseminate information on transportation issues.
Essential Functions/Responsibilities
- Demonstrate the KDC Mission Statement in all tasks ("We create quality environments that work together to help make our clients successful.")
- Locate rideshare matches for employees using various methods.
- Work with CTR-affected companies to promote CTR compliance and work closely with Ace Parking.
- Conduct surveys to comply with City of Bellevue (COB) and CTR requirements.
- Promote rideshare information for Bellevue Collection customers.
- Coordinate employee off-site parking program.
- Coordinate transit subsidy.
- Conduct retail store inform-sharing visits for the Choices program.
- Be a contact for COB rideshare programs.
- Represent Kemper Development Company and the Bellevue Collection at transportation-related seminars and meetings as required.
- Assist in formulation of goals and objectives for Kemper Development Company in Transportation Management and assist in a variety of administrative tasks.
- Must account for daily activities via Outlook calendar and write weekly check-in reports.
- Generate a monthly status report that highlights meetings and events conducted.
- Coordinate KDC staff support and training for Choices program.
- Work closely with the KDC Retail Management team and assist with new-tenant and new-manager parking and traffic orientations.
- Many of the functions and tasks of this position are directly linked to Retail Operations at the Bellevue Collection and there will be cross-functional projects as assigned.
